Stockbridge? Morningside? Leith? Gorgie? The choice is so varied. There are not many cities where you can live in town with an out of town community feel. Naturally some parts of Edinburgh are more expensive than others; generally the more central you are the more you pay for monthly rent.
You have some things to decide…
* WHO are you going to flat-share with? How many bedrooms will you be looking for?
* WHERE is best for you? Where is best for you to commute to Work or University?
* WHEN do you need to move? Some properties are available to view months before they are available to move in. The tenancy can be secured with a holding deposit.
* HOW much can you budget for rent? It is important not to over stretch yourself, be realistic; a great property is not much fun if you have no money leftover to live!
What do you need to do?
Once you have decided all the above and found a property you like, there are some other factors to consider.
* You will need to gather a months rent in advance as well as a months rent as a security deposit.
* You will need to provide us with an employer and previous landlord reference.
* If you have not had a previous landlord, you will need someone responsible to act as a guarantor for you. If you are a student you will need to provide us with a university reference.
* You will be responsible for all utility bills at the property;
* There may be one off fees for connecting broadband, telephone etc
* You will enter into a legal contract to treat the property and its contents with respect and as your own.
* Remember your security deposit will be deducted to account for any damage to the property over and above general wear and tear.
