We maintain a flexible attitude and can generally adapt our service to meet your individual requirements and needs, for example taking on additional duties and tasks.

We are delighted to be able offer four services to Landlords. They are Property Management, Let Only Service, Property Investments and Holiday Home Let.

Property Management

You sit back and relax while we make your investment work for you. The property management service is great if your investment is new or you require a professional service. We can advise you on everything right down to which Lightbulb is more cost effective! We also take care of finding and keeping the right tenant and marketing your property to its full potential. There are so many aspects of property management and that means we have to be flexible, we never forget we work for you and endeavour to deliver optimum results.

Here are some of the services we offer as standard:

Marketing your property to its full potential
Finding a suitable tenant and carrying out reference checks
Composing a full inventory of your property
Ensuring the correct lease is signed and witnessed
Collecting the Monthly rent and a security Deposit
Carrying out 6 monthly checks on the property
Being available 24hrs to deal with maintenance issues.
Carry out the required Safety checks
Help with HMO compliance
Using our maintenance team to carry out any repairs, with your consent.
Being available to meet to discuss your changing requirements
Arranging new landlord registration.

This is our standard Property Management service but we can always tailor a package to suit your requirements. Our fees are taken from the monthly rental, only once the property is rented, and for this service we charge 9%.

Let Only Service

This may suit you if you decide to take on the task of managing the property yourself, and includes as standard.

Marketing your property to its full potential
Accompanying all viewings and detailing the special features of your property.
Carrying out reference checks
Collecting the first months rent and a full months rent as a security deposit
Preparing and witnessing the signing of the lease.
Compiling a full inventory of your property.

This is charge at a flat fee of £120 plus VAT, taken from the first months rent.
Again we can be flexible with this service and add on further requirements at a negotiable fee.
